The new complex, located in an area characterised by a number of small single- and multi-family housing units, is made up of three distinctly designed small blocks of lake facing flats.
The longitudinal architectural composition of the buildings has been designed so as to ensure that all angles of the complex will be able to enjoy the unique and exclusive view of the mountains and large stretch of water, which is overlooked by one the most beautiful parts of Lake Como, the promontory from which rises the historic Villa del Balbianello.
The project has been designed to be as in keeping with the existing appearance of the location as possible. The aim was to create a structure that fits into the area’s pre-existing architectural fabric and which, above all, becomes an element of regeneration.
The determinant factors in the design of the buildings were the planimetric lie of the land and the lake view. The study of these elements played a fundamental role in ensuring that the development would fit harmoniously in with the surrounding buildings and environment.
The research, respect and wish to get the most out of the lake view, combined with a study into the correct disposition of the buildings to maximise exposure to the sun and optimise thermal performance, led to the building’s structure being articulated.
The first lot, comprising of twenty properties with pitched roofs, is situated at the far west of the site. It is built over four levels and has two vertical connections, which begin at the bottom floor of the garages.
The first and second floors on the mountain side of the building are destined for use as garages.
The second lot, comprising of fifty properties, is spread over three floors with one vertical connection.
The boathouse acts as a link between the first and second lots. Three properties will be built on top of the boathouse.
A swimming pool with its own facilities and accessories will be built in the remaining part of the eastern end of the site.
There will be fixed and floating pontoons for docking and mooring in the stretch of lake in front of the properties.
Particular attention has been paid to the design and finishing of the exterior, which has been inspired by local tradition. A rigorous yet simple design of the housing units and green spaces ensures that they fit harmoniously, not only visually, into their surroundings and the lakefront.
